Santa Ana Window Replacement handles window repair, sash restoration and full window replacement across Santa Ana, California. We reglaze and re-rope original double-hung sash, consolidate rotted rails with epoxy, weatherstrip and rebalance wood windows, and install vinyl, fiberglass, clad-wood and thermally broken aluminum units where replacement is the right call.

This city is not a blank slate. Downtown Santa Ana, French Park and Floral Park are National Register districts, and the local Register of Historical Properties established under Chapter 30 of the municipal code covers individual houses well beyond those boundaries. On a listed property an exterior alteration is reviewed before it is permitted, and swapping original sash for stock units is the alteration most likely to be turned down.

So we start by asking what your address actually is. If the house is listed or contributing, we quote restoration and price the review paperwork honestly. If it is a 1958 tract house in Delhi or a fourplex off Bristol with aluminum sliders, we say so and quote replacement, because paying restoration rates on a window nobody is protecting wastes your money.

Our Window Services in Santa Ana, CA

Energy Efficient Windows & Air Sealing in Santa Ana, CA

Energy Efficient Windows & Air Sealing

Energy work on a Santa Ana window is two different jobs depending on the parcel. On a listed house the glass is largely fixed and the air leakage is not.

Vinyl Window Replacement in Santa Ana, CA

Vinyl Window Replacement

We install a lot of vinyl in Santa Ana and we will argue against it on your house if the parcel is designated. Both of those statements are true at once, and knowing which one applies to your address is worth more than any brochure.

Fiberglass Windows in Santa Ana, CA

Fiberglass Windows

Fiberglass is the product we reach for when replacement is genuinely permitted on an older Santa Ana house but the opening still has to look right. It costs meaningfully more than vinyl.

Wood & Clad-Wood Windows in Santa Ana, CA

Wood & Clad-Wood Windows

Clad wood puts an aluminum or fiberglass skin on the weather side and leaves real wood facing the room. On a Santa Ana house it is either an excellent answer or an automatic problem, and which one it is depends entirely on whether anyone reviews your exterior.

Aluminum & Steel Casement Windows in Santa Ana, CA

Aluminum & Steel Casement Windows

Aluminum in Santa Ana means two entirely different windows. There is the steel and aluminum casement of the 1920s and 1930s that is often original and often protected, and there is the postwar residential slider that is neither.

Double-Hung Sash Restoration & Replacement in Santa Ana, CA

Double-Hung Sash Restoration & Replacement

The double-hung is the window this city argues about. Most of Santa Ana's pre-war housing has them, most of the ones people call ruined are repairable, and on a designated property repair is generally the only version of the work that gets approved.

Casement & Awning Windows in Santa Ana, CA

Casement & Awning Windows

Casements swing out on hinges and awnings hinge at the top. In Santa Ana both show up in two eras that could not be further apart: pre-war steel and wood casements on the older streets, and modern crank units on everything built since.

Sliding Windows in Santa Ana, CA

Sliding Windows

The horizontal slider is the workhorse of the Santa Ana that got built after 1950, and almost none of it is designated. That makes this the page where the historic-district conversation mostly stops and the honest, unglamorous economics of rental and tract housing take over.

Bay & Bow Windows in Santa Ana, CA

Bay & Bow Windows

A bay projects in angled sections, a bow curves through several equal lites, and both are structural work rather than glass work. On a pre-war Santa Ana house the existing bay is usually the most photographed feature of the elevation, which changes how it should be approached.

Picture, Leaded & Architectural Glass in Santa Ana, CA

Picture, Leaded & Architectural Glass

Fixed glass covers two very different jobs in this city. There is the modern picture window, which is simple, and there is the leaded, art glass or shaped architectural sash found in Santa Ana's pre-war houses, which is a specialist repair and almost never a replacement.

Egress Windows & Code Compliance in Santa Ana, CA

Egress Windows & Code Compliance

Egress is where building code and preservation actually collide, and Santa Ana has plenty of houses where they do. A bedroom needs an emergency escape opening of a certain size, and a hundred-year-old sash was not built to that number.

Impact & Security Laminated Glass in Santa Ana, CA

Impact & Security Laminated Glass

Santa Ana does not get hurricanes. We keep this page because people search for impact windows here anyway, and because the thing they usually want is real even though the product name attached to it is wrong for this city.

Patio Sliding Doors in Santa Ana, CA

Patio Sliding Doors

The rear elevation is where a Santa Ana preservation project finally relaxes. Sliding patio doors almost always face a back yard, out of public view, and that single fact changes what is realistic to propose on a listed or contributing property.

French Doors in Santa Ana, CA

French Doors

French doors in Santa Ana come in two forms. Original pairs surviving in pre-war houses, usually between a living room and a sun porch, and modern units going into openings that never had them.

Entry & Front Doors in Santa Ana, CA

Entry & Front Doors

The front door is the single most reviewed element on a designated Santa Ana house. It sits dead centre on the primary elevation, it is what a photograph of the property shows, and it is where an application to replace runs into the most resistance.

Window Screens & Solar Screening in Santa Ana, CA

Window Screens & Solar Screening

Screens are the cheapest honest recommendation on this site and the one we make most often on designated property. They are removable, they change nothing about the sash, and a screen almost never triggers the review that a window alteration does.

Glass Repair & Insulated Unit Replacement in Santa Ana, CA

Glass Repair & Insulated Unit Replacement

Glass repair splits neatly along the same line as everything else in Santa Ana. There is failed insulated glass in windows from the last thirty years, and there is broken or damaged glazing in original sash.

Commercial Storefront & Transom Glass in Santa Ana, CA

Commercial Storefront & Transom Glass

Downtown Santa Ana has been a National Register historic district since 1984, which makes commercial glass here a different trade than it is three miles out on Bristol. On Fourth Street the storefront is the historic fabric, and it is usually still there under whatever was screwed over it.

Why Santa Ana Chooses Santa Ana Window Replacement

  • We look up your parcel against the Santa Ana Register of Historical Properties before we price a single window
  • Full sash bench restoration in house: steam stripping, epoxy consolidation, reglazing, re-roping and weatherstripping
  • Reversible options such as interior storm panels are quoted alongside permanent ones, never hidden
  • Se Habla Español on every crew and on every written quote, in a city where most residents are Hispanic or Latino
  • We will tell you to buy the cheaper product when the property is not designated and restoration pricing makes no sense
  • Quotes break out carpentry, glazing, hardware and finish prep so you can cut scope instead of cutting quality

About Santa Ana Window Replacement in Santa Ana, CA

Santa Ana Window Replacement works on windows in one of the more unusual housing stocks in Orange County. The city has pre-war neighbourhoods with intact wood sash on one side and enormous postwar tract and multifamily inventory on the other, and the right answer moves completely depending on which one you own. We carry a C-17 Glazing license, which in California covers cutting and assembling glass and the fabrication and glazing of frames, panels, sashes and doors.

The bench work is the part most window companies do not offer. Sash come to a table, get stripped, get epoxy consolidant in the soft grain, get bedded in fresh glazing compound, and go back into a re-roped jamb with new weatherstrip. On a designated property it is frequently the only thing the city will approve.

Here is when not to hire us. If you own a postwar rental, the windows are aluminum sliders with no designation on the parcel, and you want the cheapest durable fix before the next tenant, hire a high-volume vinyl retrofit outfit and let them do it. They will beat our price on that job and the result will be fine.

Our value shows up when the property is listed, or when someone has told you your only option is to tear out the original sash.

How It Works

01

We check the register before we quote

Before anything else we look up the address against the Santa Ana Register of Historical Properties and the district boundaries. Chapter 30 review binds listed properties and contributing structures inside a district; it does not bind every old house in an old neighborhood. Knowing which side of that line you are on changes the scope, the price and the timeline, so it is the first question we answer, not the last.

02

Sash-by-sash condition survey

We open every unit, probe the bottom rails and sills with an awl, and record what is actually failing. Most windows people call rotten have sound stiles, a soft two-inch section of lower rail, dried putty and a snapped sash cord. We photograph each opening and mark it repair, partial rebuild or replace, then hand you the list. You see the same evidence we do.

03

A written scope with the review path priced in

The quote separates carpentry, glazing, hardware and paint prep so you can cut a line if the number is high. If the property needs a Historic Exterior Modification Application filed with the Planning Division, that sits on the estimate as its own line with a realistic calendar, not buried in a lump sum. Reversible options such as interior storm panels are always quoted alongside the permanent ones.

04

Bench work, then reinstall and tune

Sash come out, get stripped, consolidated, primed and reglazed on the bench, and go back into a jamb we have already re-roped, cleaned and weatherstripped. Every window is left operating with one hand and holding position anywhere in its travel. We hand over a written workmanship warranty and the leftover glazing compound so touch-ups years from now match what is already on the house.

What Santa Ana Customers Say

★★★★★
Three companies told us the 1921 double-hungs had to come out. These guys pulled one sash, showed us the stiles were solid and only the bottom rail was soft, and rebuilt all eleven with epoxy and new cords. They hold anywhere you put them now and the rattle is gone. The estimate broke out carpentry and glazing separately so we could stage the work over two years.

★★★★★
I manage four postwar buildings and did not need anything fancy. They looked at the parcels, confirmed nothing was designated, and quoted plain vinyl retrofits instead of talking me into restoration. Crews were in and out in two days per building and the tenants never lost a night. Straight answers and no upsell, which is not what I expected from a company with restoration on its website.
Danny K. · Tustin
★★★★★
They talked me out of the expensive option. I wanted laminated impact glass everywhere and they explained that what I actually cared about was break-in resistance on the two ground-floor bedrooms, not the whole house. Did those two, left the rest alone, and the bill came to about a third of what I had budgeted. The reglazing on the front bay looks like it has always been there.
Elena V. · Fullerton
★★★★★
Our building downtown had transom glass boarded over since before we bought it. They opened it back up, reglazed the textured lites that survived, matched the two that did not, and the showroom does not need lights until late afternoon now. They handled the safety glazing on the entry doors at the same time. Todo el equipo habla español, which made the walkthrough with my father much easier.

Commercial window services in Santa Ana, CA

Storefront glass, transoms and commercial sash in downtown Santa Ana

Downtown Santa Ana has been a National Register historic district since 1984, and the commercial buildings along Fourth Street and Sycamore carry original storefront systems, clerestory transoms and upper-floor wood or steel sash that a standard commercial glazier will happily throw away. We work the other direction.

Tempered and laminated lites go into the original frames where the frames survive; where they do not, we fabricate a bulkhead and storefront profile that reads correctly from the sidewalk while meeting current safety glazing and accessibility requirements.

For property managers of newer inventory in the Bristol and MacArthur corridors we do the ordinary work too: insulated unit swaps, closer and pivot rebuilds, tenant-improvement glass, and after-hours board-up with a permanent reglaze scheduled behind it.

  • Original storefront and bulkhead repair in the downtown National Register district
  • Clerestory and transom glass, including reglazing wired and textured lites
  • Tempered and laminated safety glazing in doors, sidelites and hazardous locations
  • Thermally broken aluminum storefront and curtainwall infill for tenant improvements
  • Upper-floor commercial wood and steel sash repair on older mixed-use buildings
  • Insulated glass unit replacement in existing commercial frames without frame removal
  • Door closers, pivots, thresholds and panic hardware serviced during glass work
  • After-hours emergency board-up with permanent reglaze scheduled the same week

Frequently Asked Questions

Do I need city approval to replace the windows on my Santa Ana house?

It depends entirely on whether the property is designated. Chapter 30 of the Santa Ana Municipal Code, adopted in 1998, created the Santa Ana Register of Historical Properties. A property on that register, and a contributing property inside a historic district, must have an exterior alteration reviewed before it proceeds, and windows are an exterior alteration.

A house that is simply old, in an old neighborhood, with no listing and no overlay, is not bound by that process. Call the Planning Division through the city's historic preservation page and ask them to check your parcel before you sign anything with anyone.

My house sits inside a National Register district. Does that stop me from replacing windows?

National Register listing on its own is an honor and a tax-credit doorway, not a private-property restriction. It does not by itself control what you do with your own money on your own house.

What controls the work in Santa Ana is the local layer: listing on the city register under Chapter 30, or a Specific Development zoning overlay such as SD-19 over French Park or SD-40 over Heninger Park.

Many houses inside Downtown Santa Ana, French Park or Floral Park sit under one of those local layers as well, which is why the question is worth answering address by address rather than district by district.

Is repairing an original wood sash really cheaper than replacing it?

Per window, usually not on day one. A full restoration of a single double-hung with epoxy repair, new cords, reglazing and weatherstripping often lands near the price of a mid-grade replacement unit. The arithmetic changes over the life of the window.

Old-growth heartwood sash that has already stood a century will take another century of maintenance, and every part of it is repairable with hand tools. A welded vinyl frame with a failed seal is not repairable at all; it is a replacement.

If you plan to sell in two years, replacement may genuinely be the better financial call, and we will say so.

Will restored single-pane windows be cold and loud?

Less than people expect, and the fix is not the glass. Most heat and noise moves through the gaps, not through the pane. A double-hung with fresh putty, tight parting bead, bronze interlocking weatherstrip and a properly balanced sash stops most of the air leakage that made it uncomfortable.

Add an interior storm panel and you get a second airspace that measurably closes the gap to a modern insulated unit, for a fraction of the cost, with nothing permanent done to the historic fabric. In this climate the payback on chasing the last few points of U-factor is thin anyway.

What is the Mills Act and does it help pay for window work?

The Mills Act is California legislation from 1972 that lets a city offer property tax relief to owners of qualified historic properties in exchange for a preservation agreement. Santa Ana participates. The owner signs a Historic Property Preservation Agreement running a minimum of ten years and renewing automatically, and the Orange County Assessor recalculates the assessment using the state's formula.

It does not write you a check for windows. What it does is free up annual tax dollars that many owners then aim at exactly this kind of work. Ask the Planning Division whether your property qualifies.

Do you work on houses that are not historic at all?

Most of our work is that. Santa Ana built enormously after the war, and a large share of the housing stock is postwar tract, apartment and fourplex construction with aluminum sliders, single-pane picture windows and 1990s vinyl that has now fogged. None of that is designated, none of it needs review, and none of it deserves restoration pricing.

On those buildings we quote straight replacement, usually vinyl or fiberglass depending on whether the opening faces direct afternoon sun, and we get in and out without a permit conversation.
